IN the fourth quarter of last year (Q4 2016), there were about 1,067 residential transactions registered in Kuala Lumpur.
The top locations in terms of number for residential transactions in this quarter were registered in Cheras (11 per cent), Mont Kiara (nine per cent), Setapak (seven per cent), Sentul (six per cent), Kepong (five per cent) and Dutamas (four per cent).
For Cheras, the majority of residential transactions were for terrace houses with prices ranging from as low as RM460,000 (Taman Orkid Desa) to as high as RM1.3 million per unit (Taman Alam Damai and Taman Taynton View).
Transactions for terrace houses worth RM500,000 to RM550,000 were registered in Taman Taynton View, Taman Cheras Utama, Taman Midah and Taman Cantik. Deals of between RM610,000 and RM770,000 were registered in Taman Desa Cheras, Taman Bukit Cheras, Taman Bukit Anggerik, Taman Segar, Taman Cheras and Taman Midah.
Also in Q4 2016, there were 92 transactions recorded in the Mont Kiara area. The lowest price range was between RM330,000 and RM425,000 for units in Casa Kiara, Damai Mont Kiara, Gateway Kiaramas and Palma Mont Kiara, with a built-up area of 620 sq ft to 1,500 sq ft.
Transactions for condominiums and serviced apartments — with prices between RM600,000 and RM690,000 — were registered for Verve Suites (400 to 460 sq ft), Kiara 3 (1,500 sq ft), Vista Kiara (1,300 sq ft), Kiara 1 (800 sq ft), Gateway Kiaramas (700 sq ft) and Laman Suria (900 sq ft).
There were also transactions of between RM720,000 and RM780,000 registered for Kiara 3 (1,500 sq ft), Kiara 2 (1,000 sq ft), Kiara Designer Suites (1,200 sq ft), Pines (1,200 sq ft) and Angkupuri (1,500 sq ft).
Transactions of RM1.1 million to RM1.9 million for built-up areas of 1,600 to 2,400 sq ft were registered for Tiffany Kiara, Kiaramas Ayuria, Pelangi Mont Kiara, Kiara Ville, Aman Mont Kiara and Meridin.
In Setapak, residential transactions of condominiums and serviced apartments at the lowest price range (RM355,000 to RM450,000) for built-up areas of 600 to 1,300 sq ft were for units in MH Platinum, Menara Warisan, Setapak Green, Setapak Ria, Sri Pelangi, Idaman Putra and Platinum Lake PV12.
The medium price range (RM500,000 to RM580,000) for built-up areas of 900 to 1,300 sq ft were for units in Platinum PV2, PV3 and PV5, Platinum Lake PV13 and PV21 and Diamond Regency. The highest range (RM600,000 to RM888,000), with built-up areas of 1,300 to 1,800 sq ft, was transacted at Diamond Regency, Platinum Hill PV8, Platinum Lake PV13, Setapak Green and 288 Residency.
For Sentul, registered transactions of condominiums and serviced apartments ranged from RM288,000 (Sri Suajaya) to as high as RM1.3 million (The Capers).
Transactions of RM325,000 to RM490,000 per unit for built-up areas of 800 to 1,300 sq ft were registered in Mutiara Sentul, Sentul Utama, Panorama Residences, Putra Majestik, Villa Angsana, Zeta Deskye Residences, Viva Residency, Casa Idaman, Pelangi Condo, Menara Megah and Menara KLH.
Transactions of RM510,000 to RM740,000 per unit were recorded at Zeta Deskeye Residence, Villa Angsana, Rivercity, The Capers, The Saffron and Alam Puri for built-up areas of 1,000 to 1,500 sq ft.
In Kepong, transactions at the lowest price range for terrace houses were recorded for Kepong Baru and Taman Bukit Maluri at between RM340,000 and RM580,000 per unit for a built-up area of 900 sq ft.
Transactions of RM600,000 to RM745,000 were registered for terrace houses with built-up areas of 900 to 2,100 sq ft in Kepong Baru, Taman Wahyu, Taman Intan Baiduri, Kepong Garden, Taman Desa Bakti, Taman Bukit Maluri, and Taman Fadason.
The highest price range (RM850,000 to RM1.7 million per unit) of between 1,700 and 3,800 sq ft was recorded for Sunway SPK, Taman Megah, Taman Bukit Maluri, Kepong Baru and Taman Wahyu.
For Dutamas, most transactions were for condominiums and serviced apartments. The lowest price range (RM330,000 to RM428,000) was recorded in Sri Putramas for built-up areas of 1,000 to 1,100 sq ft.
There were transactions of between RM600,000 and RM780,000 in Solaris Dutamas (700 to 1,200 sq ft), Anggun Puri (800 sq ft), Sri Putramas 2 and 3 (1,100 to 1,400 sq ft), Changkat View (1,000 to 1,100 sq ft), Hartamas Regency 1 and 2 (1,100 to 1,300 sq ft) and Sutramas Condo (1,300 sq ft).
The highest price range transacted in Dutamas was from RM1 million to RM1.2 million for Solaris Dutamas (1,100 sq ft), Hartamas Regency 2 (1,800 sq ft) and Verdana (2,000 sq ft).
